Nothing Gets Buried
That Shouldn't Be.
Most of what you pay for is buried by the time the job is finished. That buried part decides whether it still looks right in ten years, so that's where the money goes first.

Questions People Ask
Handing your house over for a few weeks is the hard part. Here's everything we'd want to know if we were the ones hiring.
We come to you, walk the space, take measurements and dig into what you're actually after. Then the scope gets written down: what's being built, what's being torn out, which materials, which finishes, and what's carried as an .
You get one number, in writing, before anything starts. After that it moves in two situations only: you change something, or we open a wall and find something. Both come to you with the cost attached, before the work happens. Neither one turns up on the final invoice as a surprise.
Yes. The first visit, the measurements and the written quote cost you nothing, and there's no sales pitch attached to them.
For larger projects we also build out drawings and 3D renderings so you can see the finished room before we start, and we refine those until it's right.
You get a start date and a realistic finish date in the agreement, not a vague range, and you hear from us if either one moves.
Structural work, additions, new bedrooms, egress windows and anything that moves plumbing or changes the footprint generally need one. Cosmetic work generally doesn't.
We tell you which side of that line your project falls on before you commit, and we pull the permits and book the inspections when the work calls for it. We don't do permitted work without a permit and hope nobody notices, because that becomes your problem when you sell the house.
You hear about it before we touch it.
All homes keep secrets, and older ones keep more of them. Plaster can hide missing insulation or rodent damage. A finished floor can hide rotten joists. When that happens we stop, show you exactly what we found, and agree what to do next before any more work or money goes into it.
Unexpected repairs come with the territory in this trade. What homeowners tell us they appreciate is being shown the problem and walked through the options, instead of finding out about it on the invoice.
For most single-room projects, yes. Floors get covered before anything starts. Where the work calls for it we seal the room off with poly and run negative air. Sanding runs on vacuum extraction.
We clean up at the end of every day, not just at the end of the job. If a project means losing your only bathroom or your kitchen for a stretch, we tell you how long that will be before you sign, not after.
The person who quoted your job is the person on site. You won't meet a salesperson first and a stranger second. We do use subcontractors, and we are straight about it: plumbing, electrical and HVAC always go to licensed trades, and on some jobs concrete or another specialty does too. What we don't do is hand your whole job to somebody else and disappear. We run it, we are on it, and you deal with us throughout.
Plumbing, electrical and HVAC go to licensed trades we've worked with for years. We're not licensed in those and don't pretend to be. We book them and coordinate them, so you're not managing five phone numbers.
We're incorporated, carry full liability insurance and are covered by WSIB. On licensing, the honest answer is that Ontario doesn't license general renovation work, so if a company tells you they're licensed for it, they're stretching. We pull permits and book inspections when the work calls for it.
Realm is a new name.
The hands aren't.
Realm Builders is a new name on an established track record. Behind it are decades of contracting, built one specialty at a time under earlier brands: same owner, same hands.
It started in outdoor construction nearly 25 years ago: grading, drainage and sod installation. That grew into irrigation systems, serving homeowners, businesses and municipalities. From there came renovations, inground pools, hardscapes and additions, most of it done by us rather than handed down a chain of subtrades.
Realm brings all of that under one name, and that was deliberate. Renovation work, outdoor construction and small repairs each get their own division.
Three divisions, because a two hour repair and a three month renovation need different systems, different equipment and different pricing. What doesn’t change is who you call when something needs doing.
